The resident rental criteria is enforced in accordance with local, state, federal and all applicable Fair Housing Laws. The same rental criteria will be used for all persons regardless of race, color, religion, sex, national origin, handicap, familial status, sexual orientation, gender identity, gender expression, and transgender.

  1. All applicants must be 18 years of age or older unless familiar status applies. The application fee, administration fee, and application deposit must be paid in full before the application process begins. If the application is not approved, the full application deposit will be refunded within 30 days. The application fee and administration fee are non-refundable. In the event the applicant or applicant’s spouse is not a citizen of the United States, he or she will need to provide a current visa or other form of identification with the right to work in the United States.
  1. The rental application will be reviewed once submitted to ensure we have all necessary information to determine your eligibility. All information provided must be verifiable. If the information provided cannot be verified or should prove to be falsified, the application will be denied, and application deposit will not be refunded. Application processing time may take 5 to 7 business days. Incomplete applications will cause a delay in processing. 
  1. Applicants who are first time renters or who do not have sufficient income under paragraph 4 below may qualify by having the lease guaranteed by a guarantor. The guarantor must have a gross monthly income of 4 times the monthly market rate and must meet all other qualifying criteria. The guarantor must complete and sign a lease guaranty agreement. 
  1. Individual gross income must be a minimum of 2.5 times the monthly market rate. Employment will be verified with your present employer for length of employment and salary. If employed for less than 12 months at present employer, we will verify your previous 12 months of employment. Student loans, housing allowance, workers comp, and unemployment are not considered monthly income. Self-employed applicants must provide a personal tax return from the previous year or the last 3 personal bank statements.
  1. A credit check will be processed to verify the information on the application and credit history. Should any balances be owed to a previous landlord within the last two years, the application will be rejected unless proof of payment in full can be provided along with good current rental history. Applicants who have an eviction or owe a balance to another community may still be considered if the eviction or balance is two years or older. A deposit equal to one month’s rent would be required along with good current rental history.
  1. Personal active bankruptcies will not be approved. Bankruptcies that are finalized are allowed if other qualifications are met and have established at least 2 positive credit references in the past 12 months. A deposit equal to one month’s rent would be required.
  1. Criminal History Requirements All applicants/occupants 18 years of age and older will have a criminal background check performed. If the following is listed on an applicant’s criminal record, they will be denied residency regardless of the circumstance. A: Any applicant with a felony conviction under 7 years old related to crimes against another person. B: Any applicant with multiple felony convictions. C: Any applicant who is a registered sex offender or has had previous charges for sex offences. D: Any applicant with multiple misdemeanors for crimes against another person or convictions that would jeopardize the health and safety of residents or our staff.
  1. Rental History- Applicants must have resided at present address for at least 6 months. If residency is less than 6 months, we will verify a previous address. Rent must have been paid in a timely manner and terms of lease fulfilled. Relatives and friends are not accepted as landlord references.
  1. Animals- Only cats, dogs, birds, and fish are allowed (no deposit is required for birds and fish). Only 2 animals allowed per apartment. Exotic pets, reptiles and aggressive dog breeds are not allowed. Pet weight limit is a maximum of 75 lbs. A pet fee of $300 must be paid on each animal and is non-refundable. There is also an additional monthly pet rent of $25 per month per pet.
